What are my options for selling my home?

Most North Georgia homeowners have four main paths: a traditional sale on the open market, a two-step sale through an investor program, a buy-before-you-sell program that uses your equity to buy your next home first, or an instant cash offer. The right one depends on your timeline, your equity, and what matters most to you.

Which way to sell fits you?

Each path works differently. Here's a plain look at how each one moves, and when you get paid. Every program can be tailored to your situation.

ONE MOVE, NOT TWO

Buy Before You Sell

Use your equity to buy your next home first.

  1. Get approved on your equity
  2. Buy and move into the next home
  3. Sell this one, empty and ready
  • Make a strong offer on your next home without a sale contingency.
  • A backup offer means your home sells even if the market is slow.
  • Fees vary by program, and you keep your own agent the whole way.

YOU GET PAID At closing, after you have moved.

SELL NOW, FINISH LATER

Two-Step Sale

Move on now, and still share in the final sale.

  1. Investor buys your home
  2. Updated and listed by Alex
  3. You receive the rest at resale
  • A vetted investor partner buys first, typically paying off your loan.
  • A portion of your proceeds up front, depending on your equity and the program.
  • At resale, you receive the rest plus any upside, less program and repair costs.

YOU GET PAID In two parts: now and at resale.

How do I know which option fits me?

It starts with your equity: what your home would sell for today, less what you still owe. Your equity, your timeline, and your goals decide which path makes sense.

[Today's value] − [What you owe] = [Your equity]

Every situation is different. Sometimes speed matters more than price, and that's okay. When we meet, I'll prepare a side-by-side comparison of the options that fit you, so you can see what you'd walk away with before you decide anything.

Let me share why this matters so much

Growing up, home didn't always feel steady. There was a lot of moving, a lot of renting, and for a short stretch, even a van. It took years before there was a place that felt like "ours."

That's the lens every homeowner gets met through here, whether you're facing a hard season or simply looking for a smarter way to make your next move. This isn't a transaction. It's your next chapter, and you deserve a steady hand and a clear plan, not a sales pitch.

"I tell Alex he is my 'ride or die' realtor. We began working together during the worst time of my life, a year after my husband had passed. I was leaving the home we loved because it was too much for me to maintain. Alex was sensitive and attentive to my every need. He is a relationship builder, not just a realtor."

Your questions, answered

The questions homeowners ask most about buy-and-sell programs, answered plainly.

What's the catch? Isn't this too good to be true?

That's a fair question, and the honest answer is that convenience has a cost. Each program charges a fee in exchange for letting you buy first, move once, or access money sooner. It might surprise you to know that for many homeowners, that fee costs less than moving twice, paying for storage, or losing the right home while they wait. The real question is whether it's worth it for you, and that's something we can figure out together.

How much do these programs cost? Are there hidden fees?

Every program has a fee, and you deserve to see all of it in writing before you commit to anything. Costs vary by program, your home's value, and how long the process takes. When we meet, I'll prepare a comparison for each option you're considering, side by side, so you can see what you'd actually walk away with. What would it be worth to you to see every number before you decide?

How do I know how much equity I have?

Equity is the difference between what your home would sell for today and what you still owe on it. Many homeowners know their loan balance but not their home's current value, and value is the piece that changes most. A current market analysis and your latest mortgage statement give us a clear starting point. Would it be helpful to know your number, even if you're not ready to move yet?

I don't think I have much equity. Is this for me?

I'm not sure if these programs are for you, but you're not out of options either way. Buy-before-you-sell programs work from your equity, so they fit some homeowners better than others. If your equity is limited, a well-prepared traditional sale may put more in your pocket, and there are ways to make that just as convenient. You'll know which path fits after one conversation.

Will I end up paying two mortgages?

That's exactly what these programs are designed to prevent. Depending on the program, your equity goes toward the new home, or the program buys the new home first and you move in while yours sells. There can be costs during that overlap, such as rent or carrying costs, and we'll show you those up front. Just imagine moving once, on your schedule, without juggling two payments.

What happens if my home doesn't sell?

Many buy-before-you-sell programs include a backup offer: if your home doesn't sell within a set time, the program buys it at a price agreed on in advance. That backup price is usually below full market value, so think of it as a safety net, not the plan. The goal is still to sell on the open market for the best price, with the peace of mind that you won't be stuck.

Will I get less than I would in a regular sale?

Not necessarily. With most of these programs, your home is still listed on the open market for full exposure to buyers. You pay a program fee for the convenience, and you'd only accept a lower price if the backup offer is used. Comparing your options side by side shows you the real difference, so your choice is based on numbers, not guesswork.

Do I have to give up my own agent?

With the programs we work with, no. You keep your own agent from start to finish. It might surprise you to know that some companies require you to use their in-house agents, which is one more reason to compare before you commit. Having one person looking out for you on both the sale and the purchase keeps everything simpler.

Will my credit or income keep me from qualifying?

You'll still need to qualify for financing on your next home, and each program has its own guidelines. Approval is often quicker than people expect, and finding out doesn't commit you to anything. How open-minded would you be to a quick, no-pressure check so you know where you stand?

How long does the process take?

Program approvals often take days, not weeks, though timing depends on the program and your situation. Compare that with the traditional cycle of listing, waiting for a buyer, and only then starting your search, which is how many homeowners lose the home they wanted. We'll map out a realistic timeline around your goals, not the other way around.

Is this only for people in trouble? Did my home not sell because of me?

Not at all. These programs are used by homeowners who simply want to move once and buy with confidence. And if your home didn't sell, that usually comes down to pricing, preparation, or positioning, not you. Every home has a story, and a fresh plan can change the ending. What would you want to do differently this time?

Does it ever make sense to take less and sell quickly?

Sometimes, yes. A job change, a family need, or the cost of carrying a home can make speed and certainty worth more than the highest price. There's no wrong answer, only the one that fits your situation. Knowing your equity and comparing your options side by side lets you make that call with clear eyes. What matters most to you right now: time, money, or peace of mind?
